News The Skinny on Building on Small Lots

We receive many queries about building on small lots. People want to know how to achieve openness and a sense of privacy on in-town sites as small as 50×100 feet. Clients seeking to replace older houses with a modern energy efficient home or those building on prime but restricted view or waterfront lots in new communities are not sure where and how to begin.

The Marmol Radziner 2410 and 2780 are two design options for building on small lots. These designs are part of the Lindal Architects Collaborative Design Portfolio. Each is roughly 36 feet wide, and each provides clear solutions tto narrow lot design issues. The 2410 wraps itself around a private courtyard that is accessible from literally every sun-bathed room in the house. However, it still provides privacy from both the street and neighbors.

The 2780 (pictured above) creates privacy on one side with an elevation that contains only high transom windows. On the opposite side, the designs opens up to a sunny private side yard. This area includes a private covered terrace for dining and lounging.
