A Modern Home for a Young Family

Jay and Amy are two working professionals (he for T-Mobile, she as a freelance outdoor rugged clothing designer for companies such as Eastern Mountain Sports and REI). They are moving from a suburban setting to a five-acre lot in Issaquah, Washington. The property has a state park directly behind it and great south-facing sloped views.

When I first met the couple, they explained that they wanted a home where their two young children could sleep on the same level as they do for a few more years, after which they would move to their own zone with a bedroom, a bath, and a playroom. The bedrooms on the main living level would become a home office and a guest room. They also preferred a modern Elements design.

Staying within their Lindal home budget was a priority. Therefore, I looked for a design from the plan book plan that might work. When clients choose a plan from one of our plan books, with minimal modifications, it’s possible to price it out on Day One. The Austrina 2765 (from the Lindal Elements Design Portfolio, Vol. 5) was the perfect plan to use. It is intended for a sloped site. The standard model has two bedrooms on the main level and another two on the lower level, built into the slope. This design would maximize their budget, since building into slope is the most economical way to build.

The final version, with modifications, contains 2,800 sq. ft. of living area, and a two-car garage under the house in the lower level. The design is ideal for their site topography.

Jay and Amy carefully worked with me to refine the interior to their lifestyle. We repositioned windows to take advantage of sun and views. They further personalized the design with their own choice of windows, siding, and trim styles.

Staying Within the Lindal Home Budget

When the initial price came in too high, we re-engineered by selecting some lower-cost options and reconfiguring the decks and a few windows.
The Lindal materials package should be delivered to the site within the month.
